At Coastal Crest, that means taking the time to understand what you’re looking for, researching the market, identifying suitable opportunities, assessing properties, conducting due diligence, providing independent advice and negotiating on your behalf.

But our role goes beyond simply finding a property.

Our job isn’t to convince you to buy a property. It’s to help you make sure you’re buying the right one.

Sometimes that means pursuing an opportunity with confidence. Other times, it means advising you to walk away.

Either way, every recommendation we make is guided by one thing: protecting your interests and helping you make a considered, confident property decision.

Absolutely. How involved you want to be is entirely up to you.

Some clients come to Coastal Crest because they want us to manage almost every aspect of the search, while others enjoy being actively involved and want to explore properties alongside us.

Either approach is completely fine.

Our role is not to take control of your property journey. It is to make that journey better informed, better supported and considerably less overwhelming.

We manage the research, market analysis, property assessment, due diligence, agent conversations and negotiation, while keeping you informed throughout the process and involving you in the decisions that matter.

If you find a property yourself, send it through. We will assess it with the same care and objectivity as any opportunity we uncover.

Ultimately, it is your property, your money and your decision.

We bring the research, experience and representation. You always retain the final say.

Our role is not to get you into a property as quickly as possible. It is to help you make the right property decision.

If our research, due diligence or assessment identifies concerns, if we believe the property does not align with your objectives, or if the price moves beyond what we believe the property is worth, we will tell you.

Even if that means walking away.

Property decisions can become emotional, particularly when you have found a home you love or spent months searching for the right opportunity. Having someone in your corner who can remain objective, assess the evidence and have the difficult conversations when necessary is an important part of genuine buyer representation.

At Coastal Crest, securing a property is never more important than protecting the person buying it.

Sometimes the property we help you walk away from can be just as important as the one we eventually help you secure.

Determining what a property is worth requires more than looking at an advertised price or relying on an automated online estimate.

At Coastal Crest, we assess each property individually and build our opinion around market evidence.

We analyse recent comparable sales and consider the differences between those properties and the one you are looking to purchase. This includes factors such as land size, location, property type, condition, layout, improvements, position within the street and other characteristics that may influence how buyers value the property.

We also consider current market conditions, buyer demand, competing properties and what is happening within that particular suburb and market segment.

The selling agent’s job is to achieve the best possible result for the seller. Our responsibility is different. We provide you with an independent assessment of the property and the evidence behind it, so you can make an informed decision about what you are prepared to pay.

That does not mean every property will have one perfect number attached to it. Property value is ultimately influenced by the market, which is why we establish a considered range and use that analysis to guide our negotiation or auction strategy.

And if the price moves beyond what the evidence supports, we are prepared to walk away.

Because loving the property doesn’t mean you should stop questioning the price.

An off-market property is a property that is available for sale without being publicly advertised across the major property portals.

There are many reasons a seller may choose to sell this way. They may value privacy, want to test buyer interest before launching a full campaign, prefer a quieter transaction, or simply be willing to consider the right offer before formally entering the market.

For buyers, these opportunities can provide access to properties that the broader market may not yet know are available.

At Coastal Crest, we maintain relationships with selling agents and actively communicate with the market to uncover opportunities that may suit our clients, including properties being prepared for sale, pre-market opportunities and genuine off-market properties.

However, off-market does not automatically mean good value.

Every opportunity still needs to be assessed on its individual merits. We consider the property, location, comparable sales, market conditions and your individual brief before recommending whether it deserves your attention.

Access creates opportunity. Good advice determines whether that opportunity is worth pursuing.

Not necessarily.

You do not need finance pre-approval to have an initial conversation with Coastal Crest. In fact, speaking with us early can help you better understand the purchasing process and what needs to be in place before the property search begins.

However, before we actively search for properties or enter into negotiations on your behalf, we strongly recommend having a clear understanding of your borrowing capacity and finance position.

Knowing your budget allows us to build a realistic purchasing strategy, focus our search on opportunities that genuinely fit within your means and move with confidence when the right property becomes available.

If you already have a mortgage broker or lender, we are happy to work alongside them throughout the purchasing process. If you do not, we can introduce you to trusted professionals who can provide appropriate finance advice and help you understand your options.

Your borrowing capacity should never be confused with your purchasing target.

Just because a lender may be prepared to lend you a certain amount does not necessarily mean spending every dollar of it is the right decision for you.

The goal isn’t to discover how much you can spend. It’s to understand how much you should.

For a home buyer, the conversation often begins with lifestyle. Where do you want to live? What matters to your family? What does your day-to-day life look like? Which compromises are acceptable, and which ones are not?

For a property investor, the focus may shift toward strategy, market fundamentals, capital growth potential, rental demand, cash flow and how the property fits within a broader investment plan.

We also assist clients relocating to South East Queensland who may not have the local knowledge, market familiarity or time required to confidently navigate the purchasing process from another city or region.

While the considerations may differ, the fundamentals of researching, assessing and negotiating property remain important in every purchase.

Because before we can determine what the right property looks like, we need to understand what the property needs to achieve.

There is no single formula for the perfect investment property.

The right opportunity depends on your individual circumstances, financial position, investment strategy and long-term goals. What represents a strong investment for one buyer may be completely unsuitable for another.

At Coastal Crest, we believe the property should follow the strategy, not the other way around.

That means looking beyond the asking price or rental return and considering the fundamentals that can influence long-term performance. These include location, supply and demand, infrastructure, population and employment growth, rental demand, comparable sales, future development, the quality and scarcity of the property itself, and its potential appeal to future buyers.

We also consider how the property fits within your broader objectives, whether that is building long-term wealth, prioritising capital growth, generating stronger cash flow or creating a balance between the two.

Most importantly, we don’t believe in buying simply because a suburb is being called the next “hotspot”.

A good investment is about understanding the market, assessing the evidence and choosing a property that supports where you want to go.

Buyer’s agent fees can vary depending on the level of service, purchasing brief and the way an agency structures its fees.

At Coastal Crest, our full-service buyer representation starts from $15,000 + GST.

We operate on a fixed-fee structure, with your professional fee determined by your agreed purchasing brief and budget. Your fee is discussed clearly and agreed upfront before we begin working together, so you know exactly what our representation will cost.

We deliberately choose not to charge a percentage of the eventual purchase price.

Why? Because we believe our interests should remain aligned with yours throughout the entire process. If we negotiate a better purchase price for you, our fee should not increase or decrease as a result. Our focus remains exactly where it belongs: achieving the best possible outcome for you.

There are no hidden professional fees and no surprises at the end of the process.
